3) Buyer Guidance & Advocacy

I advise you throughout the process — reviewing documents, explaining timelines, and helping you understand negotiations, inspections, and compliance requirements.

4) Closing Strategy

When allowed by the transaction, a portion of the buyer-agent compensation may be applied as a Buyer Credit at Closing, subject to builder, lender, and loan guidelines.

How does the Buyer Credit at Closing work?

In most cases, I offer up to 50% of the buyer-agent base commission as a buyer credit applied at closing. Credit amounts and eligibility vary based on builder policies, lender approval, loan program limits, and transaction structure, and are always reviewed in advance so there are no surprises.

Can we stack builder incentives with the Buyer Credit?

Often, yes. Builder incentives and buyer credits are community-specific and lender-dependent. I coordinate with the builder and lender to ensure everything remains compliant, aligned, and within allowable transaction limits.
