I register you with the builder so you’re represented from day one and your options remain protected.

2) Builder Process Navigation

New-construction purchases follow builder-specific rules and timelines. I help you navigate the builder’s process, coordinate communication, and ensure your interests are represented throughout construction, walkthroughs, and contract milestones.

3) Buyer Guidance & Advocacy

I advise you throughout the process — reviewing documents, explaining timelines, and helping you understand negotiations, inspections, and compliance requirements.

4) Closing Strategy

When allowed by the transaction, a portion of the buyer-agent compensation may be applied as a Buyer Credit at Closing, subject to builder, lender, and loan guidelines.

What makes the Save & Build™ approach different?

Save & Build™ protects your leverage before you ever register with a builder. Many costly mistakes happen during first contact or incentive discussions. I structure decisions in advance so pricing, representation, and eligibility stay aligned from day one.

How does the Buyer Credit at Closing work?

In certain transactions, and when permitted by the builder, lender, and broker, a Buyer Credit at Closing may be structured within the terms of the agreement. Where eligible and approved within the transaction, the credit may be up to 50% of the buyer-agent base commission and is applied at closing. Availability depends on builder policies, lender approval, loan program guidelines, and brokerage authorization. These factors are reviewed in advance so expectations remain clear. I do not offer commission rebates.

Can we stack builder incentives with the Buyer Credit?

Sometimes. It depends on the builder’s stacking policies, lender guidelines, brokerage authorization, and transaction limits. When permitted, I coordinate those components intentionally to optimize the overall structure within allowable parameters.

I specialize in new construction across Collin County and North Texas, including Anna, Van Alstyne, Melissa, McKinney, Frisco, Prosper, and Celina. If you’re considering a specific builder or community, I’ll confirm eligibility before you move forward.
